The Selling Process
I pride myself on my personal service when it comes to selling property. I specialize in Vancouver, West Vancouver and North Vancouver however I occasionally represent additional areas. Please read on if you’d like to know more about my selling process.
Step 1 - Ensure an accurate valuation
Please contact me at 604-551-0039 or request an evaluation online and I will arrange an appointment to come and value your property at a time convenient for you.
It’s beneficial for me to meet you to get a better idea of what you would like to achieve through the sale of your property, plus I am able to talk you through historical data of previous sales in your area.
I will follow up in writing with the price I feel I can achieve for your property, taking into account the current market conditions in your area. I will ensure accurate pricing and healthy competition.
Step 2 - Listing and marketing your property
We will arrange a second meeting to sign the Listing Contract and record additional details of the property. I will organize professional photography, floorplans and a virtual tour of your property – completely free of charge. Your property will be uploaded to my website and online portals. In addition, all Royal LePage Sussex Realtors will be notified. I work with local newspapers to promote your property and open houses.
Once your property is live on my website and online portals I will start to arrange viewings. Marketing brochures will be produced and handed out to all interested parties.
Step 3 - Presenting your property
Whether you live in the property yourself or it is tenanted – it’s imperative that we give the best first impression to our viewers. De-cluttering can make a huge difference as can a touch of paint. I can offer a few useful suggestions when I view the property. I will be present for all showings, unless I am out of town. If I am not available I will notify you and my colleague will be there to represent your property. Keys are never given to a Buyer’s Agent or left in a lockbox.
Step 4 - Receiving an offer
As soon as an offer is received I will notify you both verbally and in writing. Any special conditions will be stated in writing and at this stage we will be able to negotiate the sale price and terms of the contract including proposed dates for completion and possession. Once the offer is accepted we will discuss date options for the survey and inspection of the property.
I will keep in touch at every stage and encourage the process to run as smoothly and quickly as possible. There are no legal obligations until all conditions are removed.
Step 5 - Offer accepted
If all conditions are removed the Buyer will transfer the agreed deposit (usually 5%) to their lawyer and will send us a copy of the bank draft and condition removal.
In order for the Title to be transferred into the Buyer’s name, at the time of conveyancing, any mortgages or registered documents presently on record must first be cleared. For this you will require the services of a lawyer or notary.
Finally, Congratulations on your new home!
Step 6 - Completion
Completion is when the final monies are transferred from the Buyer’s lawyer to your lawyer’s account. Once the home is registered in the Buyer’s name with the Land Title and Survey Authority of BC I will release the keys on the agreed upon possession date.
Your property is now sold, Congratulations!
